We have been working hard over the last few
weeks to finalise our strategy with regard to the introduction of
HIPs on 1 June 2007.
Please find enclosed an invitation to a
seminar we are holding at The Winchester Royal Hotel on 23 May, to
which you and your colleagues are cordially invited. We will,
of course, give you full details of how we can assist you and your
seller clients at the seminar, but in brief, we will be offering
the following solutions:
- We will be able to provide HIPs ‘in house’ in
all cases, save where the seller will require finance. In
such cases, we will prepare the HIP in co-operation with a HIP
provider such as MDA or TM.
- We have links with a variety of national and
local providers who will produce Energy Performance Certificates
within a period of 48 to 72 hours.
- We have set ourselves a similar time target
to prepare a basic HIP and are in a position to obtain copy entries
from the Land Registry and commission searches on line.
- We will only apply for official searches as
personal searches are not acceptable to some lenders and buyers
solicitors.
- We aim to be as flexible as possible in
providing a basic HIP package in electronic form, and a paper
version upon request or when a full HIP is prepared.
- Provided we are ultimately instructed by the
seller, we will not charge for the preparation of the HIP, but will
only ask for payment of the search fees and EPC.
Our aim is to help you and your
clients by adopting as flexible an approach as possible, and look
